Why This Happens
- The Concession Addendum has a constraint on it so it will only be generated as part of a packet if there is a concession entry added to a unit's scheduled billing.
- The transaction category recorded in Scheduled Billing is incorrect.
- The transaction code used for the concession may not be included in the constraint for the Concession Addendum.
- The Concession is not associated with the lease term you are generating your quote(s) for.
- The concession charge must have been added to the scheduled billing after the packet was closed.
- A transaction code is misspelled on Transaction Constraint.
- The constraint applied to the form has a wrong transaction code
To fix the issue, make sure of the following:
1. If No Concession is Entered in Scheduled Billing
You will need to add a concession to the scheduled billing for this resident in order for this document to generate correctly. For new move-ins the concession must be selected during the quote process.
2. If the Concession was Entered Manually in the Scheduled Billing after the Transfer Request is Processed
You will need to delete it from the scheduled billing and redo the transfer request. The concession must be added during the quote under Scheduled Billing.
3: If the Concession was Added to the Scheduled Billing After the Packet was Closed
You need to reopen the packet in order for the Concession Addendum to display.
1. In the Resident window, go to the Docs tab.
2. Expand the folder next to the contact by clicking [+].
3. Click [+] to expand the Packets folder as well.
4. Click the packet link to view the Packet contents.
5. Select Open packet.
You may now generate the Concession Addendum.
4: If Concession is Entered in the Scheduled Billing
It may need to be removed and recreated with the correct transaction code.
1. Go to the Navigation Menu > Residents
2. Locate the household and click View next to their name.
3. Locate the charge you wish to remove and click Delete > Delete
4. Under Summary tab, by Scheduled Billing click New-Current
Note: If this is an Affordable/Tax Credit property, click No on the Certification Window
5. Enter the following:
- Transaction Code: Type the code or click the magnifying glass icon to Select a code
- Description: This defaults to the transaction code description. You can customize how it appears for this tenant
- Amount
- Start Date: Enter the first day the transaction will show under Scheduled Billing
- End Date: If this transaction billing should end at a specific time, enter an end date. Otherwise, leave as 12/31/2099
6. If you want to start billing on the 1st of the following month, select the box First Bill Date will be
7. Click Save
If Affordable/Tax Credit, click Continue
5. If the Concession is not Associated with the Lease Term & Quote you Generate your Quote(s) for:
1. Go to Settings > Leasing and Rents > Concessions.
2. Select the number listing in blue under "Terms".
3. Check off all appropriate lease terms.
4. Select Save
