RP - Process a Retroactive Renewal

Generating a Lease Offer:

1. Go to the Navigation Menu () > Residents
2. Locate the household and click View next to their name
3. Under the Actions column, click Renewals > Generate renewal offers
4. Select the Leasing Consultant
5. Enter the following information:

  • Lease start: The Start date cannot be prior to the current property date
  • Days valid
  • Offer valid: Offer Valid date range will need to include the current property date.  Otherwise, the offer will not save.

6. Under the Lease term offers click -no offer-
7. Select the Lease term and Special 
8. Click Print to print your offers
9. Click Save
 

 

 

Click Save & e-mail, If the property uses the Online Renewals

 


10. Under the Actions column, Click Renewals > Renew/Go MTM
11. From the Choose offer section, select a renewal offer
12. Enter the Lease signed date
13. Choose the Leasing Consultant
14. Select a late method from the drop-down menu
15. Complete generating renewal documents
 

 

 

If the renewal packet already exist you may simple close the new generated renewal packet and keep the existing one that has the correct renewal dates.

 


16. Click Next > Next > Print Summary > Finish

 

 

Edit Lease Term

The key to resolving this issue is by manually editing the lease dates to what it should be. 
 

 

 

If your property is integrated with a Revenue Management software (ex. YieldStar or LRO) or a Utility Management software (ex. Velocity) it is not recommended to edit your Lease Dates as it can cause potential availability and pricing issues.

 

 

1. Go to the Navigation Menu () > Residents 
2. Locate and View the resident
3. Go to the Lease Details tab and click Edit to the right of the Lease details section
4. Click Edit Lease Dates in the lower-left corner of the page
5. Click on the date link you wish to update
6. Update as needed and click Save
7. Click Close

 

 

The Lease will now be renewed for the desired dates. However, this will not adjust the ledger nor Scheduled Billing retroactive. Any retroactive billing will need to be manually updated from the Ledger tab.  For properties with Certifications, you should be able to Certify or Correct a certification to update Scheduled Billing and Ledgers as needed.
